Escalation/Revenue Sharing Details
This page allows you to specify the escalation/revenue sharing details of the customer. The escalation and revenue sharing is applicable only on the rent component .The escalation and the revenue sharing details of the customer are provided in this page.
Select the” Escalation/ Revenue Sharing Details” link at the bottom of the “Maintain Lease” activity.
The “Escalation/Revenue Sharing Details” page appears.
- Clicking this icon available near certain fields takes you to the help
page of the respective field.
The system displays the following in the header:
Lease No |
The number identifying the lease for which the escalation/revenue sharing details are to be provided. |
Amendment No |
The amendment number of the lease. |
Renewal No |
The renewal number of the lease. |
Scheme Code |
The code identifying the scheme of the lease. |
Mall Name |
The name of the mall. |
Customer Code |
The code identifying the customer who has taken the property on lease. |
Customer Name |
The name of the customer. |
Area |
The area taken on lease. |
Modify the following in the header:
Shop No |
Use the drop-down list box to specify the shop number for which the escalation/revenue sharing details are to be specified. |
Component |
Use the drop-down list box to specify the component for which the escalation/revenue sharing details are to be specified. The combo is loaded with the option “Rent” and all the components defined in the “Applicable Components” tab of “Maintain Lease” activity. |
Note: The combo is loaded with all the deposit codes if the escalation basis is selected as “Component Independent” in the “Deposits & Advances” tab of “Maintain Lease” activity.
Proportionate |
Select the check box to indicate that the escalation/revenue sharing amount has to be collected from the customer proportionately. |
Enter the following in the “Escalation Details” multiline:
From Date |
The date from which the escalation is valid. |
Period (Months) |
The number of months after the lease start date from which the escalation is effective. |
Basis |
Use the drop-down list box to specify the escalation basis. The combo is loaded with options “%”, “Amount” and “Increment Amount”. |
Applied On |
Use the drop-down list box to specify whether the escalation is applied on rent rate or rent amount. The combo is loaded with options “Rate” and “Amount”. Mandatory when the Basis is selected as “%”. |
Value |
The escalation value. When the Basis is % - Percentage on the rent rate or rent amount is taken Amount – Flat amount is considered as the new rent amount Increment Amount – Increment over and above the rent amount is the new rent amount |
Recompute Deposit |
Use the drop-down list box to specify whether to recompute the deposit or not.The combo is loaded with options “Yes’ and “No”. |
Enter the following in the “Revenue Amount Details” multiline:
Revenue Amount From |
The starting range of the revenue amount. |
Revenue Amount To |
The ending range of revenue amount. |
Effective From |
The commencement date of the lease. |
Effective To |
The expiry date of the lease. |
Product Category |
Use the drop-down list box to specify the product category of the customer who has taken the property on lease. The combo is loaded with options defined for the Category – Product Category in “Maintain Categories” activity. |
Frequency |
Use the drop-down list box to specify the frequency of billing of the customer. The combo is loaded with options, “Monthly”, “Bi-Monthly”, “Quarterly”, “Half Yearly” and “Yearly”. |
Revenue Share (%) |
The percentage of revenue shared by the Lessor |
Enter the following in the “Revenue Slab Details” multiline:
From Date |
The date from which the revenue slab is effective. |
To Date |
The date until which the revenue slab is effective. |
Frequency |
Use the drop-down list box to specify the frequency of billing of the customer. The combo is loaded with options ”, “Monthly”, “Bi-Monthly”, “Quarterly”, “Half Yearly” and “Yearly”. |
Estimated Sales |
The estimated sales of the customer. |
Basis |
Use the drop-down list box to specify the basis of revenue slab. The combo is loaded with options “Slab” and “Amount”. |
Estimated Revenue |
The estimated revenue of the customer. |
Estimated Rate |
Estimated rate of revenue. It is calculated as Estimated Revenue dived by Billable Area |
Click the “Save” button to save the escalation/revenue sharing details of the customer.
