Basics of using Ramco Enterprise series web page

Glossary

Ø         Select the “Land Master” activity under “Common Masters”.

The “Land Master” page appears.

The system displays the status of the land in the header.

Creating land details:

Land Code

The land code is generated and displayed after entering the land details and on clicking the maintain button. (Alphanumeric, 20). Mandatory

 

Help facility available.

       Enter the following field in the header section:

Land Description

The description of the land. (Alphanumeric, 250)

Numbering Type

Use the drop-down list box to select the numbering type to generate the land code. Please select “Manual” if you want to give the land code yourself and not opt for an automatic numbering series.

Amalgamated Land

Select the checkbox to indicate that the entered land code is an amalgamated the land.  This check box is unchecked by default.

Inactivate

Check the box to inactivate the land.

Land Address 1

The address of the land.

Address 2

The address of the land.

Address 3

The address of the land.

City

The name of the city where the land is located.

State

The name of the state where the land is located.

Pin Code

The pin code of the land where the land is located.

       Enter the following field in the “Land Details” section:

Nature of Land

Use the drop-down list box to select the nature of the land. Nature of land values are defined in the “Maintain Categories” activity.

Type of Land

Use the drop-down list box to select the type of the land. The type of land values are defined in the “Maintain Categories” activity.

Ownership Type

Use the drop-down list box to select the type of the ownership. The type of ownership values are defined in the “Maintain Categories” activity.

Current Owner

Use the drop-down list box to select the current owner of the land.

Actual Area

The actual area of the land.

Document Area

The document area of the land.

UOM

The unit of measurement of the land.

Dag/Kila No.

The Dag/Kila number of the land.

Khatian/Khasra No.

The Khatian/Khasra number of the land.

Zambandi No.

The Zambandi number of the land.

Transaction Value

The value of transaction.

Currency

The currency in which the land transaction is done. INR is the default value.

Transaction Date

The date of transaction.

Title Deed No.

The title deed number of the land document.

Mother Deed No.

The mother deed number of the mother document.

Municipal Mutation No.

The municipal mutation number of the land document.

Title Deed Date

The title deed date.

Mother Deed Date

The mother deed date.

Mutation Deed Date

The mutation deed date.

Stamp Duty

The stamp duty applicable for land registration.

Registration Charges

The registration amount charged for registering the land.

Date of Registration

The date on which the land is registered.

Service Charges

The service charges applicable for land registration.

License Fee Paid

The license fee paid against the land registration.

Statuary Fee

The statuary fee applicable for land registration.

Other Fee

Any other fee details applicable for land registration.

Remarks

Any remarks or additional comments regarding the land.

Land Purpose

The purpose of land.

Approving Authority

Use the drop-down list box to select the approving authority of the land. The combo is loaded with the values as defined in “Maintain Categories” activity.

There are five tabs displayed namely, Boundary Details, Approval Details, Owner Details, Broker Details, and Land Details.

The “Boundary details” tab appears by default.

To Record Boundary Details

Recording of Boundary details is mandatory for the land code to be in active status so that it can be associated with a project / scheme

       Enter the following fields in the “Boundary details” multiline.

North By

Details about the northern border of the land so that there is no ambiguity in the location of the land.

South By

Details about the southern border of the land so that there is no ambiguity in the location of the land.

East By

 Details about the eastern border of the land so that there is no ambiguity in the location of the land.

West By

 Details about the western border of the land so that there is no ambiguity in the location of the land.

Remarks

Any remarks about the boundary details.

       Click the “Maintain” button to save the land details.

The system saves the land details and generates the land code.

To record Approval details

Recording of Approval details is mandatory for the land code to be in active status so that it can be associated with a project / scheme

       Select the “Approval Details” tab.

       Enter the following fields in the “Approval Details” multiline.

Seq. No.

The unique number that identifies the sequence. (Alphanumeric, 20). Mandatory

Approvals

The sanction IDs of the land.

Description

The approval details corresponding to the entered sanction Id

Authority

Authority related to the sanction / approval

Next Action

The next action to be taken, if any.

Date

The date of approval.

Status

Use the drop-down list box to select he status of approval, whether it is pending, approved or rejected.

Approx.Cost

The approximate cost estimated for approval process. It will be defaulted from Sanction Ids Approx.Cost. User can modify the cost.

To record Owner details

Recording of Owner details is mandatory for the land code to be in active status so that it can be associated with a project / scheme.

       Select the “Owner Details” tab.

       Enter the following fields in the “Owner Details” multiline.

Owner Code

The code identifying the owner.

Owner Name

The name of the owner.

Primary Owner

Check this box if the owner is primary owner. This check box is unchecked by default.

Phone No.

The phone number of the owner.

Mobile No.

The mobile number of the owner.

E-mail

The e-mail id of the owner.

Percentage (%)

The percentage ownership

To record Broker details

       Select the “Broker Details” tab.

       Enter the following fields in the “Broker Details” multiline.

Broker Name

The name of the broker.

Phone No.

The phone number of the broker.

Mobile No.

The mobile number of the broker.

E-Mail

The e-mail id of the broker.

Commission Amount

The Commission amount given to the broker / expected by the broker

 

To record amalgamated land details

Recording of Amalgamated details is mandatory if the amalgamated check box has been checked in the heard section.

Select the “Land Details” tab.

       Enter the following fields in the “Land Details” multiline.

Land Code

The unique code that identifies the land. Only land codes in “Active” status can be used. On enter of the land code, the following details are fetched.

Land description

The description of the land.

Document Area

The document area of the land.

Actual Area

The actual area of the land.

UOM

The unit of measurement of the land.

 

       Click the “Maintain” button to save the land details.

The system saves the land details and generates the amalgamated land codes.

The following fields are displayed in the “Data History” section of the page.

Created By

The login user ID of the person who created the land details.

Created Date

The date on which the land details was created.

Last Modified By

The login user ID of the person who last modified the land details.

Last Modified Date

The date on which the land details was last modified.

To modify the Land details

       Select the “Land Master” activity under the “Common Master” business component.

The “Land Master” page appears.

Enter the following field:

Land Code

The unique code that identifies the land. (Alphanumeric, 20). Mandatory

 

Help facility available.

On selecting the Land Code, the system fetches and displays the corresponding land details in the header and in the multiline. The user can modify the required fields.

       Click the “Maintain” button to save the modified land details.

The system saves the modified details against the Land Code.

The system displays the following in the “Data History” group box:

Created By

The user ID of the person who created the sanction details.

Created Date

The date on which the sanction details was created.

Last Modified By

The login user ID of the person who last modified the sanction details.

Last Modified Date

The system date on which the sanction details was last modified.

To delete the Land details

       Select the “Land Master” activity under the “Common Master” business component.

The “Land Master” page appears.

Enter the following field:

Land Code

The unique code that identifies the land. (Alphanumeric, 20). Mandatory

 

Help facility available.

On selecting the Land code, the system fetches and displays the corresponding land details in the header and in the multiline.

       Click the “Delete” button to delete the land details.

The system deletes the land details once you confirm the deletion. Land codes which are in active status and has been associated with a project cannot be deleted.
