Using On Line Help

This activity allows you to amend the authorized unique number. The unique number in “Assigned” status is fetched for amendment and the status of the unique number will be updated as “Amend”. But the amended unique numbers should be authorized for the changes to get reflected in subsequent transactions.

The “Amend Customer Property Mapping” page appears.    

      - Clicking this icon available near certain fields takes you to the help page of the respective field.

The system displays the following details in the header.

Workflow Status

The status of the document as per Workflow Applicability.

Unique No

The number which identifies the relation – customer combination and is unique for a scheme.

Relation ID

The relation ID created when a customer reserved a property.

The system displays the following in the “Customer Property Mapping Details” group box:

Status

The status of the unique number. It could be “Assigned” when the Unique No is entered or “Allocated” when the Relation ID is entered.

Property

The concatenated property number(s) and the scheme code of the relation.

Customer Code

The code identifying the customer to whom the property is mapped.

Customer Name

The name of the customer.

Scheme Code

The code identifying the scheme which is related to the customer.

Scheme Name

The name of the scheme.

Sale Value

The sale value of the property.

Old Unique No

The old unique number of the property.

Old Sale Value

The earlier sale value of the property.

Authorizer Remarks

The authorizer remarks regarding the authorization of customer –property mapping.

Scanned Doc No

The number identifying the document created during registration process and scanned.

Grace Period(days) - DLI

The number of days after the due date during which the delayed interest is not levied.

Application Date

The date on which the application was purchased by the customer.

Booking Date

The booking date of the property by the customer. Mandatory.

Possession Letter HO Date

The date on which the possession letter of the property is handed over to the customer.

Possession Date

The possession date of the property.

Agreement No

The number identifying the agreement signed by the customer for the property.

Agreement Date

The date on which the agreement was signed.

Registration Date

The registration date of the property.

Form A2 Date

The date on which the Form A2 (application for drawal of foreign exchange) was filed.

Sold By

The code identifying the sales person of the property.

Booked By

Use the drop-down list box to specify whether the property is booked through broker or directly booked by the customer. The combo is loaded with options “Broker” and “Direct Booking”.

Home Loan

Use the drop-down list box to specify whether the bank has the right to possess the property in the event when the customer defaults his payment to bank. The combo is loaded with options “Yes” and “No”.

Bank Name/Branch

The name of the bank along with the branch details.

Legal Flag

Select the check box to indicate that legal issue exists on the property.

Remarks

Any remarks regarding the amendment of the authorized of the customer – property mapping.

Reference By

Use the drop-down list box to specify the reference for property booking. The combo is loaded with options “Unique No” and “Corporate”.

Reference Unique No

The reference unique number for property booking. Mandatory when Reference By is selected as “Unique No”.

The system displays the following:

Reference Scheme Code

The scheme code of the reference unique number.

Reference Customer Code

The customer of the reference unique number.

Company Name

The name of the company used as a reference for property booking. Mandatory when Reference By is selected as “Corporate”.

Compensation

The amount to be compensated to the customer when the property is not handed over to the customer as per the said possession date.

STax Applicable

Select the check box to indicate that service tax is applicable for the customer.

DLI Applicable

Select the check box to indicate that delayed interest is applicable for the customer.

EPR Applicable

Select the check box to indicate that early payment rebate is applicable for the customer.

Generate Demand Letter

Use the drop-down list box to specify whether to generate demand letter for the customer or not. The combo is loaded with options “Yes” and “No”.

Basis (Compensation)

Use the drop-down list box to specify the basis on which the compensation is calculated. The combo is loaded with options “Booking Date” and “Agreement Date”.

Broker Code

The code identifying the broker. Mandatory when the Booked By is selected as “Broker”.

The system displays the following:

Broker Name

The name of the broker.

Broker Basis

The basis on which the brokerage is calculated. It could be “%” or “Amount”.

Brokerage Value

The brokerage value for the scheme – property.

Incentive Basis

The basis on which the incentive is calculated. It could be “%” or “Amount”.

Incentive Value

The incentive value for the scheme – property.

Note: The Broker details will be fetched from the Broker Management component.

Brokerage Amount

The brokerage amount, if the Property is booked by Broker.

Incentive Amount

The incentive amount to the Broker, if Property is booked by Broker.

S. Tax on Brokerage

The sales tax on brokerage.

Consortium Code

The code identifying the consortium.

The system displays the following:

Consortium Name

The name of the consortium.

Broker Type

Use the drop-down list box to specify the type of broker. The combo is loaded with options “Individual”, “Consortium” and “Corporate”.

Joint Holders

This tab is displayed by default on launch of the page. You can provide the joint holder details of the property.

Title

Use the drop-down list box to specify the title of the joint holder. The combo is loaded with options defined for the Category – Title in Maintain Categories activity.

Joint Holder1 Name

The name of the joint holder of the property.

Relationship

Use the drop-down list box to specify the relationship of the joint holder with the customer. The combo is loaded with options defined for the Category – Relationship in Maintain Categories activity.

Relative Name(JH1)

The relative name of the joint holder.

Status

Use the drop-down list box to specify the status of the joint holder. The combo is loaded with options “Active” and “Inactive”.

Age

Use the drop-down list box to specify the age of the joint holder. The combo is loaded with options defined for the Category – Age in Maintain Categories activity.

Nationality

The nationality of the joint holder.

Residential Status

Use the drop-down list box to specify the residential status of the joint holder. The combo is loaded with options “Residential Indian”, “NRI”, ”Foreigner” and “Foreigner of Indian Origin”.

Category

Use the drop-down list box to specify the category of the joint holder. The combo is loaded with options “Male”, “Female” and “Corporate”.

Primary

Use the drop-down list box to specify whether the joint holder is a primary owner of the property or not .The combo is loaded with options “Yes” and “No”.

PAN/PP No

The PAN or passport number of the joint holder.

Status Change Date

The date on which the status of the joint holder was changed.

Address 1

The first line of address of the joint holder.

Address 2

The second line of address of the joint holder.

Address 3

The third line of address of the joint holder.

City

The city to which the joint holder belongs.

State

The state to which the joint holder belongs.

Country

The country to which the joint holder belongs.

Zip Code

The zip code of the country.

Phone No

The phone number of the joint holder.

E-mail

The email address of the joint holder.

Fax

The fax number of the joint holder.

Applicable Components and Pay Plans

This tab displays the applicable components and pay plans of the property.

Property No

Use the drop-down list box to specify the property number. The combo is loaded with the property numbers defined for the relation ID.

The system displays the following:

Area

The area of the property.

Plot Area

The plot area of the property.

UOM

The unit of measurement of area.

Property Type

Indicates the type of property.

The system displays the following in the “Component Details” multiline:

Property No

The number identifying the property.

Component Code

The code identifying the component.

Component Description

The description of the component.

Component Type

Indicates the type of component. It could be “Plan” or “Non Plan”.

Pay Plan Code

The code identifying the pay plan.

Pay Plan Description

The description of the pay plan.

Pay Plan Type

The type of pay plan.

Price Per

The price per unit of measurement.

Interest Rate

The rate of interest for the pay plan code. Interest Rate is displayed when “Interest Included?” is “Yes”.

Interest Included?

Indicates whether the interest is included or not for the pay plan. It could be “Yes” or “No”.

Component Rate

The price of the component.

Price

The price of the component.

Remarks

Any remarks regarding the price change.

Applicable Rebates/Charges

This tab displays the applicable rebates /charges and pay plans of the property.

Property No

Use the drop-down list box to specify the property number. The combo is loaded with the property numbers defined for the relation ID.

Property Type

Indicates the property type.

The system displays the following in the “Component Details” multiline:

Rebate/Charge Code

The code identifying the rebate/charge.

Rebate/Charge Description

The description of the rebate/charge.

Rebate/Charge Type

Indicates the type of rebate/charge.

The rebate / Charge percentage.

Amount

The rebate or charge amount.

Rebate/Charge Pay Plan Code

The pay plan code of rebate/charge.

Rebate/Charge Pay Plan Description

The pay plan description of rebate/charge.

Rebate/Charge Pay Plan Type

The pay plan type of rebate/charge.

Component Code

The code identifying the component.

Component Description

The description of the component.

Component Type

Indicates the type of component. It could be “Plan” or “Non Plan”.

Component Pay Plan Code

The code identifying the pay plan of component.

Component Pay Plan Description

The description of the pay plan of component.

Component Pay Plan Type

The type of pay plan of component.

Include In

Use the drop-down list box to specify whether the interest rate details.

Property Details

The system displays the following in the “Property Details” multiline:

Property No

The number identifying the property.

Block

The block to which the property belongs.

Tower

The tower to which the block belongs.

Floor

The floor in which the property exists.

Unit

The unit in which the property exists.

Property Type

Indicates the type of property.

Original Area

The original area of the property.

Revised Area

The revised area of the property.

UOM

The unit of measurement of area.

The system amends the unique number and updates the status of the unique number to “Amend”.

The system displays the following in the “Data History” group box:

Created By

The login ID of the user who created the customer property mapping details.

Created Date

The date on which the customer property mapping details was created.

Last Modified By

The login ID of the user who amended the customer property mapping details.

Last Modified Date

The date on which the customer property mapping details was amended.

Agr. Dtl Last Modified By

The login ID of the user who modified the agreement details.

Agr. Dtl Last Modified On

The date on which the agreement details was last modified.
