Create PM Schedule – A summary of the activity
The objective of the maintenance is to bring equipment to a state of –failure-free operation with minimal cost. Different maintenance strategies are proactively deployed to avoid breakdowns, premature equipment malfunctions and to increase response time to recover from failure, in order to effectively improve the efficiency of the plant. For achieving the above objective, preventive maintenance is required.
Preventive maintenance can be defined as the act of keeping equipment or location in satisfactory condition by providing systematic inspection, detection, and correction of incipient failures either before they occur or before they develop into major defects. This can be achieved by having plans/schedules for such equipment or location to carry out standard maintenance activities such as lubrication job, replacement of parts and checking oil levels.
The main objective of preventive maintenance is to reduce the probability of equipment failure and to keep the performance of the system as close to its original level as possible. Preventive maintenance is adopted for that equipment whose failure would result in serious production losses or expensive unforeseen stoppages. This is achieved by having plans/schedules for such equipment to carry out standard maintenance activities.
A preventive maintenance schedule involves defining the preventive maintenance jobs to be performed on each equipment based on various schedules. You can also specify the spare parts, tools, skills and other resources that are required for carrying out the preventive maintenance on the equipment or location as per the schedule.
The schedules for a preventive maintenance job can be based on both date as well as usage of the equipment or facility.
A preventive maintenance schedule can be of two major types, namely “Interval Schedules” and “Fixed Schedules”.
Interval Schedule:
Interval schedules are performed at regular intervals. Based upon the last work order generated, the schedule automatically computes the next due date/value by adding the interval specified.
Interval schedules can be of two types, namely, calendar-based schedule and usage-based schedule.
Calendar-based schedule
Calendar-based interval schedules are performed at certain time intervals (for example in two-week or six-month cycles). These schedules are used when the preventive maintenance must be performed at fixed intervals. For example, if a preventive maintenance must be performed on the tenth day of every month and if this is defined as Calendar-based interval schedule, then a work order will be generated every month with the schedule date for the job as the 10th of that month.
Calendar-based interval schedules can be of two types:
Fixed Interval - These schedules generate work orders based upon the interval irrespective of the status of the completion of the previously generated work order. In the above example, work order would be generated even if the corresponding preventive maintenance work order of the previous month has not been completed.
Actual Interval - These schedules generate work orders based upon the interval and the completion date of the previously generated work order from this schedule. In the above example, if a work order has been created for March 10, then the schedule would not create the next work order until the work order is completed. If the work order is completed on March 18, then the schedule will create the next work order scheduled for April 18.
Usage-based Schedule
These schedules are performed when the consumption parameter reaches a specific value based on the interval that is defined. These schedules are used when the preventive maintenance must be performed on a fixed interval value. For example, if a job must be performed after every 1000 kilometers and if this is defined as Usage-based interval schedule, then a work order will be generated after every 10,000 kilometers.
Usage-based interval schedule requires interval, interval unit and the first due value of the parameter to be specified, to generate the work-order. Multiple parameters can be defined with different intervals. Based upon the last work order generated, the schedule automatically computes the next due value by adding the interval specified.
Fixed Schedule:
Fixed schedules are used for carrying out one-time execution of preventive maintenance job on a specific date or parameter value.
Fixed schedules can be of two types:
Calendar-based Schedule
Calendar-based fixed schedules are used for carrying out one-time execution of preventive maintenance on a specific date. Multiple fixed dates can be specified in one preventive maintenance schedule.
Usage-based Schedule
Usage-based fixed schedules are used for carrying out one-time execution of preventive maintenance on a specific parameter value. Multiple values for multiple parameters can be specified in one preventive maintenance schedule.
